The guides, articles and project pages here are written to be useful, and they describe how things generally work in Metro Vancouver. They are not professional advice for your particular property, lease or project.

Building codes, zoning and municipal procedures change, and they differ between municipalities — sometimes between two municipalities with the same name in them. Nothing on this site should be relied on as a substitute for advice about your specific situation, and nothing on it creates a professional relationship between us.

Sending an enquiry, booking a consultation or receiving an estimate does not create an agreement to carry out work. Any work we do for you is governed by a separate written agreement, which sets out the scope, the fees and the schedule. Where that agreement and these terms differ, that agreement applies.

Any timeline or figure mentioned on this site or in a first conversation is an estimate based on what is known at the time. Permit timelines in particular depend on the municipality and on the completeness of a submission.

The text, drawings, renders and photographs on this website belong to us or are used with permission. Please do not reproduce them without asking. You are welcome to link to any page here.

Project pages describe completed work. Client names are not published.

We try to keep this site accurate and available, but we do not guarantee that it will be uninterrupted or free of errors. Where we link to another website, we are not responsible for its content.

These terms are governed by the laws of British Columbia and the laws of Canada that apply in it.
